Performance Marketing for Real Estate in India: Channel Mix That Works

Cost per qualified site visit, not cost per lead. The channel and creative playbook for Indian residential real estate in 2026.

Real Estate Performance Marketing India Lead Generation

Indian residential real estate is one of the most inefficient large ad markets in the world. Portals charge for leads that convert at under one percent to site visit. Meta and Google run wide with lookalikes that produce volume but zero intent. The teams winning right now have re-anchored the entire funnel to a different KPI: cost per qualified site visit.

Why cost per lead is the wrong KPI

A lead is a phone number. A qualified site visit is a family that arrived at the sales gallery with income, intent and a floor-plan preference. The gap between the two is enormous - usually 40 to 80x. Optimising for cheap leads produces expensive site visits and demoralised sales teams.

The channel stack that works

  • Meta - the workhorse. Broad targeting, video-first creative, WhatsApp CTA. Aim for 50 to 60 percent of budget.
  • Google - high-intent search on project-name and locality queries, plus YouTube for launch phase.
  • Programmatic hyperlocal - geofenced display around competing projects, tech parks and premium residential clusters.
  • Portals - capped budget on 99acres, Housing, MagicBricks. Useful for volume, not for quality. Never more than 15 percent.
  • Influencer and micro-influencer - local creators for launch buzz, RERA-compliant.

Creative - the biggest lever

Two learnings from running Indian real estate media at scale: (1) drone flyovers of the actual site outperform CGI walkthroughs by 3 to 4x on cost per qualified visit, and (2) resident testimonials from Phase 1 outperform brand films by 2 to 3x. Both are cheap to produce and rarely made.

The MarTech layer

HubSpot or Zoho CRM with WhatsApp integration. Automated lead scoring based on locality match, budget indicator and response speed. SMS + WhatsApp nurture in the first 48 hours. Site-visit booking as a native flow, not a callback promise. This layer typically doubles the site-visit conversion rate off the same lead volume.

Attribution reality

The buyer journey is 45 to 120 days, multi-device, multi-family-member. Last-click attribution will lie to you. Use Meta and Google conversion API server-side, run monthly incrementality holdouts on top-of-funnel, and reconcile to booked units quarterly. Report to the CMO on booked revenue, not on platform-reported ROAS.
